Comparative Market Analysis
A Comparative Market Analysis, sometimes referred to as a CMA, is an evaluation of your home compared to other homes which are similar in size, location and amenities (sometimes referred to as “Comps”) that have sold within the last 12 months or are under currently under contract. A CMA will establish the current market value of your home and will (i) tell you what homes similar to your home are selling for, and (ii) how long they were on the market (days on market or DOM), and (iii) what their sales price was compared to their listing price. Please note: A comparative market analysis is not the same as an appraisal, which is performed by a licensed appraiser.
All of our homes for sale are featured listings on Realtor.com and most of are also featured listings on Zillow. What does this mean? By advertising your home as a featured listing on Realtor.com and Zillow your home will be sorted to the top of the search results page and this will drive about 3x more traffic to your home compared to standard listings. Your home will also be featured on Zillow Mobile and Realtor.com Mobile, which are the most popular mobile real estate applications.
There are more than 1.4 billion Facebook users and everyday more than 700 million people use their phone or tablet to visit Facebook. When people use Facebook they see stories and photos of their friends and family but they also see Facebook Ads. CR Holland pays for Facebook Ads and we use targeted marketing for specific areas and demographics to generate high quality leads for our homes that are for sale. We also use Facebook to advertise our Open Houses.

Aerial Drones Photos are already becoming the next evolution of cutting edge Real Estate marketing. Why? Aerial Photos can show potential buyers a variety of things from an aerial prospective, including:
- The neighborhood and surrounding area
- The entire view of the property and the land
- Drone Photos are especially important when the home is located on a cul-de-sac or has a private tree lined or large backyard
- Drone photos capture all angles of the home.
- Low elevated photos provide the buyer with a unique and slightly raised angle of the property that typical property photos don’t.
- If you’re close to a school we can even show potential buyers what the kids’ walk to school looks like.
Keep up with the Competition
If you’re selling your home and want to know what is happening in your neighborhood, we have a program that will work perfect for you. Our agents are able to set you up on a program called the Matrix Mailer. This program allows sellers to see what’s happening in their neighborhood. Whenever a house comes on the market, goes under contract, a price change occurs or a home sells in your neighborhood, you will receive an automatic email which notifies you.
For example: If you live at 168 Regal Court O’Fallon, Illinois in the Crown Point Subdivision, and your neighbor is thinking about selling their home at 1673 Lancaster Drive O’Fallon, Illinois in Crown Point Subdivision, you will automatically receive an email if they decide to list their home for sale, drop their price, their home goes under contract, or their home sells. Each time a change is made, you receive an email.
Open Houses are a very easy way for us to get potential buyers through your home. We typically set signs out on Thursday, which say Open Sunday from 1 to 3, and we advertise the open house on Facebook as well as 50+ other real estate websites including Zillow, Trulia and Realtor.
We create professionally designed custom brochures which are placed in a take one stand near the for sale sign. These aren’t your typical real estate agents brochure. We input our high quality photos and drone photos into a custom brochure and then print the brochure on 100 weight paper. Our brochures are deigned to grab a prospective buyer’s attention and stand out from the competition.
