Chad Holland and Ryan Holland are partners in Millennium Destination Development, the company who is developing Boulder Creek at “The Hill”, a planned regional development encompassing approximately 300 acre.
Boulder Creek at The Hill is located at the intersection of Interstate 57, Illinois Route 13 and Illinois Route 37 in Marion, Illinois. Marion serves as a regional shopping hub for all of Southern Illinois.
The development is highly visible from I-57 (the longest interstate in Illinois which serves as a major artery for college students in the state, running near more than 7 colleges), adjacent to Menards and a $28 million Rent One Park (a minor league baseball stadium which brings in more than 260,000 fans per year), and easily accessible from anywhere in the Midwest.
More than 75,000 cars per day pass by the site. There are more than 26 wineries in Southern Illinois and more than 12 million people per year visit the area. In 2010 the total retail sales in Marion, IL were $683.1 million.

Roadway Improvements
The I-57 / Illinois Rte. 13 Interchange will be converted from a conventional clover leaf design to a single point interchange. This design will allow a northbound off ramp from I-57 northbound onto Morgan and create direct accessfrom I-57 to the development. There will also be an on ramp from Morgan Ave. south to a direct connect onto southbound I-57. The Morgan Ave Bridge is being expanded to 4 lanes and Morgan Ave is being expanded to 5 lines. The completion date for these improvements is scheduled for the Spring of 2014.
In addition to the I-57 and Route 13 interchange improvement already being constructed at the site, the Illinois Department of Transportation is widening I-57 from four lanes to six lanes from I-24 to I-64. This section of interstate has some of the highest AADT on I-57 outside of the Chicago metropolitan area. Construction is already underway in Mt. Vernon at I-57 & I-64.
